NOTICE OF SALE
GEORGIA, LUMPKIN COUNTY
Because off the default in the payment of a note executed by Katie J. Dover secured by a Deed to Secure Debt executed by Katie J. Dover to Mariah Construction, LLP dated March 8, 2017, recorded in the Clerk's Office of Lumpkin County, Georgia, in Deed Book 1352, Pages 249-254, transferred and assigned to Equity Trust Company Custodian FBO Richard Hampton, IRA, recorded in Deed Book 1353, Page 461, Lumpkin County Records, the undersigned has declared the full unpaid amount of the indebtedness secured by said deed due and payable, and acting under the power of sale contained in said deed, for the purpose o paying said indebtedness, will on the first Tuesday in December, 2019, during the legals hours of sale at the courthouse in Lumpkin County, Georgia, sell at public outcry to the highest bidder for cash, the land described in said deed, to wit:
ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 46, 11TH DISTRICT, ORIGINALLY HALL, NOW LUMPKIN COUNTY, GEORGIA AND BEING FULLY DESCRIBED BY A PLAT PREPARED BY DONALD REX JONES, GEORGIA REGISTERED LAND SURVEYOR, DATED JUNE 22, 2002: AND BE PER SAID PLAT, THE PROPERTY CONTAINS 1.579 ACRES, MORE OR LESS, BEING LOT 70 OF SHERWOOD FOREST SUBDIVISION, PHASE THREE. THE SUBJECT PLAT BEING RECORD IN PLAT CABINET ONE, SLIDE 81, PLAT 18A AND 19, LUMPKIN COUNTY RECORDS. SAID PLAT IS HEREBY INCORPORATE BY REFERENCE.
To the best knowledge and belief of the undersigned, the physical address of the above described property is 196 Maid Marion Circle, Murrayville, GA 30564.
Notice has been given of intention to collect attorney's fees in accordance with the terms of the note secured by said Deed to Secure Debt.
The sale will be held subject to any unpaid taxes or other assessments which may be liens against said property.
Said property will be sold as the property of Katie J. Dover, and the proceeds of said sale hall be applied first to the payment in full of said indebtedness, next, to the payment of all expenses connected withs said sale, and the remainder, if any, shall be paid as provided in said deed to secure debt.
