NOTICE OF SALE UNDER POWER

Under and by virtue of the Power of Sale contained in a Security Deed given by Tommy G. Evans to United Community Mortgage Services, Incorporation, dated November 15, 2004, recorded on November 29, 2004 in Deed Book U34, Page 108, Lumpkin County, Georgia Records, said Security Deed having been last sold, assigned, transferred and conveyed to CP-SRMOF II 2012-A Trust, U.S. Bank Trust National Association, not in its individual capacity but solely as Trustee, the secured creditor, by Assignment conveying the after-described property to secure a Note in the original principal amount of One Hundred Two Thousand One Hundred Nine and 00/100 DOLLARS ($102,109.00), with interest thereon as set forth therein, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on September 3, 2013 during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract of land located in Land Lot 73, 11th District, originally Hall, now Lumpkin County, Georgia consisting of 1.01 Acres, more or less, being more fully described and delineated as Lot 24, Phase I, Camelot, dated April 25, 1985, prepared by Michael L. Said property will be sold as the property of Tommy G. Evans, the property, to the best information, knowledge and belief of the undersigned, being presently in the possession of Tommy G. Evans or a tenant or tenants. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
