gpn11 NOTICE OF SALE GEORGIA, LUMPKIN COUNTY Because of the default in the payment of a note executed by Verna T. Michaelson secured by a deed to secure debt executed by Verna T. Michaelson fka Verna T. Rogers to 1st Franklin Financial Corporation. dated October 24, 2008, and recorded in the Clerk's Office of Lumpkin County, Georgia, in Deed Book 1112 , Pages 485-487, re-recorded in Deed Book 1113, Pages 689-691 the undersigned has declared the full unpaid amount of the indebtedness secured by said deed due and payable, and acting under the power of sale contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in August, 2014 during the legal hours of sale at the Courthouse in Lumpkin County, Georgia, sell at public outcry to the highest bidder for cash, the land described in said deed, to wit: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 755, 12th DISTRICT, 1st SECTION, LUMPKIN COUNTY, GEORGIA AND BEING FULLY DESCRIBED BY A PLAT PREPARED BY HENRY BAILEY, GEORGIA REGISTERED LAND SURVEYOR, AND AS PER SAID PLAT, THE PROPERTY CONTAINS 1.743 ACRES, MORE OR LESS, THE SUBJECT PLAT BEING OF RECORD IN PLAT BOOK 11, PAGE 210, LUMPKIN COUNTY RECORDS. SAID PLAT IS HEREBY INCORPORATED BY REFERENCE. THIS CONVEYANCE IS MADE SUBJECT TO THAT CERTAIN EASEMENT OF RECORD IN DEED BOOK P-4, PAGE 458, LUMPKIN COUNTY RECORDS. THIS CONVEYANCE IS MADE SUBJECT TO EASEMENTS FOR PUBLIC ROADS AND UTILITIES NOW IN USE. THIS CONVEYANCE IS MADE SUBJECT TO ANY EASEMENTS OF RECORDS OR EASEMENTS LOCATED ON THE PROPERTY ABOVE DESCRIBED.
